On enquiry of your property, our team are specialised in the process and respond promptly to answer queries & arrange property viewings. Viewings will be conducted with clients at the property and will be accompanied by a member of our team.

If you're a hands-on landlord and prefer to carry out the maintenance, management, quarterly Inspections, and accounts of your property yourself, this service would be ideal for you.
Please note. With this service, we do not provide a full Inventory & Schedule of Condition. However, we do highly recommend that you have one to protect your property and its assets.
It is most important that an inventory of contents and schedule of condition be prepared, in order to avoid misunderstanding or dispute at the end of a tenancy. Without such safeguards, it will be impossible for the Landlord to prove any loss, damage, or significant deterioration of the property or contents. In order to provide a complete service, we will if required arrange for a member of staff to prepare an inventory and schedule of condition, at the cost quoted below.

This Service is in between our Let and Collect and Fully Managed Service, however, it does have the added advantage of Property Inspections along with a digital report along with photos. With this service we will not deal with any maintenance issues, quotes, or arrange any of the legal safety checks, This will be done to you. This is a great service if you have your own preferred contractors that you can deal with and you still want to have some form of control of the upkeep of the maintenance, legal checks and outgoings spent.
Additional fee - A full Inventory Report service can be provided along with a full Risk Assessment Report both time stamped and digital along with photographic images at a discounted fee depending on the size of the property. An Inventory Report is vital and provides a unbiased record of the condition of the property. If you would prefer for this not to be carried out by ourselves, please let us know as soon as possible. In the meantime, we strongly advise that you carry one yourself along with photographic evidence before the commencement of the let.

Deposit Dispute Fee - £100.00
Rent Review Fee - £35.00
Management Take Over Fee - £125.00 This fee will cover taking over from your current letting agent or yourself. Preparing a new AST agreement, a property visit and assuring all the correct legal docments are in place or have been served and the transfer of the tenants security deposit into our secured deposit scheme.
Checkout Fee for an un-managed property - £75.00 A full digital checkout report will be provided with this service.
Interim Property Inspection for an un-managed Property - £75.00 A full digital interim report will be provided with this service.
Issue Letter or Telephone Call for a un-managed Property - £25.00 If a landlord requires a letter sent out or a call made on their behalf
If the landlord however finds their own tenant, without us advertising. We can offer all of the above services for £250.00
